FAQ’ for sellers


1) Do you offer free valuations?
Yes, our valuations are free of charge. One of our experienced valuers will meet you at the property to talk through our services.

2) Do you charge for probate valuations?
Yes, a fee of £100 plus VAT is payable then deducted from your fee when you sell with us.

3) Do you offer accompanied viewings?
Yes we do and that is included in the fee.

4) Do you charge an additional fee for photographs?
No these are also included in the fee.

5) What is an EPC?
An EPC or Energy Performance Certificate is a measure of how energy efficient a particular property is and is required whenever you sell or rent a residential property.

6) How long does it take for a sale to go through?
It depends on a number of factors such as the length of chain involved, but the average transaction currently takes 3-4 months to complete. The services of a good solicitor can make the transaction more efficient, may we arrange a quotation for you from our recommended local solicitors?

7) Can I view a property without having sold my own?
Most sellers prefer for potential buyers to be in a position to proceed with a purchase. However, if you have taken steps to market your own property often sellers will allow a viewing to take place, and we arrange a free no obligation valuation of your own property.

8) When can I collect my keys on completion day?
We have to wait for the sellers solicitor to confirm legal completion once they are in receipt of funds from your own solicitor. As a rule of thumb, this is usually around the lunchtime period, but can be earlier or later in the day, but rest assured we will be in touch as soon as legal completion is confirmed.

9) What do you charge to sell a property?
We are one of the leading Estate Agents in the area and due to being independent, we honour to keep our fees extremely competitive for the service that we provide. Our fees, as well as our wide range of services that we offer will be discussed when we come out to value your property.

10) Where do you advertise?
We list on all the major property websites including Rightmove, Zoopla and On The Market. We also list on our very own website, Oulsnam.net which provides a detailed map with information such as local schools, restaurants, broadband speed and environmental information.
We also display our properties in our office windows which occupy prominent positions.
We are on major social media platforms including TikTok, Instagram and Facebook. We also have our very own comprehensive database of applicants which is shared between our network of offices, providing wider exposure.

11) Do you offer other services such as conveyancing and mortgages?
We do have an in-house mortgage adviser; he is independent so has access to the whole of the market and does not charge a fee.
We also have an experienced panel of solicitors which we work closely with and can recommend.

12) What areas do you cover?
This does vary from office to office but essentially, we cover an area of about 2 miles around each office in Birmingham and about 5 miles around each office in Worcestershire.

Do I need a Mortgage Agreement in Principle before viewing?

Not essential but strongly recommended. It demonstrates financial readiness and strengthens your position when making an offer.

Should I register my details with Oulsnam?

Yes. Registered buyers receive suitable properties before they appear on the major portals, giving you an early advantage.

🔍 Viewing Properties

Can I view a property if my own home isn’t sold yet?

Many sellers prefer proceedable buyers, but viewings are often still possible if your property is on the market or you’ve begun the selling process.

Are viewings accompanied?

Yes. All viewings are accompanied by an Oulsnam team member who can answer questions about the property and local area.

You’ll typically need:

  • Proof of funds (deposit and/or mortgage AIP)
  • Your buying position
  • Your solicitor’s details (if chosen)

How long does it take for an offer to be accepted?

This varies depending on the seller’s circumstances and whether multiple offers are being considered.

How long does a purchase usually take?

On average, 3–4 months, depending on chain length, mortgage processing, and solicitor progress.

Do Oulsnam recommend solicitors or mortgage advisers?

Yes. Oulsnam work with an independent mortgage adviser and a panel of trusted solicitors to help streamline the process.

What is an EPC and why does it matter?

An Energy Performance Certificate shows a property’s energy efficiency and helps you understand running costs and potential improvements.

When can I collect the keys on completion day?

Keys are released once the seller’s solicitor confirms receipt of funds, usually around lunchtime.

 What happens if there are delays on completion day?

Delays can occur due to banking cut‑off times or issues elsewhere in the chain. Oulsnam will keep you updated throughout the day.

Each property listing on Oulsnam.net includes detailed local information such as schools, broadband speeds, restaurants, and environmental data.

Are there any fees for buyers?

Typical buyer costs include:

Do Oulsnam charge buyers for viewings or advice?

No. Viewings, advice, and registration are free of charge.

Do I need a survey?

If you’re getting a mortgage, a valuation is required. Many buyers also choose a HomeBuyer Report or full structural survey for added reassurance.

Can Oulsnam help arrange surveys?

Yes. Oulsnam can recommend trusted local surveyors.
