As the leaves begin to fall and the days get shorter, autumn is the ideal time to carry out essential home maintenance before winter sets in. Whether you’re a homeowner protecting your investment or a landlord preparing a property for tenants, a little proactive care now can prevent costly repairs later.

Here’s your autumn maintenance checklist to keep your property warm, safe, and efficient:

  1. Check the Roof and Gutters

Falling leaves can clog gutters and cause water damage. Clear out debris and check for cracked tiles, leaks, or loose flashing. Ensure downpipes are draining properly and water is flowing away from your property.

  1. Service the Boiler

Heating breakdowns are far more common during the first cold snap. Schedule a boiler service early to ensure it’s working efficiently and safely. It’s also a legal requirement for landlords to have an annual gas safety check.

  1. Bleed Radiators

If your radiators aren’t heating up evenly, bleeding them will release trapped air and make them more efficient – essential before the colder months.

  1. Inspect Windows & Doors

Check seals and caulking to prevent drafts. Replace any worn-out weather stripping and make sure locks and latches work securely – especially important for rented properties.
