As the leaves begin to fall and the days get shorter, autumn is the ideal time to carry out essential home maintenance before winter sets in. Whether you’re a homeowner protecting your investment or a landlord preparing a property for tenants, a little proactive care now can prevent costly repairs later.
Here’s your autumn maintenance checklist to keep your property warm, safe, and efficient:
- Check the Roof and Gutters
Falling leaves can clog gutters and cause water damage. Clear out debris and check for cracked tiles, leaks, or loose flashing. Ensure downpipes are draining properly and water is flowing away from your property.
- Service the Boiler
Heating breakdowns are far more common during the first cold snap. Schedule a boiler service early to ensure it’s working efficiently and safely. It’s also a legal requirement for landlords to have an annual gas safety check.
- Bleed Radiators
If your radiators aren’t heating up evenly, bleeding them will release trapped air and make them more efficient – essential before the colder months.
- Inspect Windows & Doors
Check seals and caulking to prevent drafts. Replace any worn-out weather stripping and make sure locks and latches work securely – especially important for rented properties.
- Test Alarms
Smoke and carbon monoxide alarms should be tested monthly, but autumn is a good time to replace batteries and check expiry dates. Landlords are legally required to ensure alarms are installed and in working order at the start of each tenancy.
- Trim Trees and Clear Leaves
Overhanging branches can cause damage in high winds. Trim them back and rake up fallen leaves regularly to avoid slippery pathways and garden damage.
- Check Outdoor Lighting
With darker evenings, working exterior lights improve safety and security. Replace bulbs and consider adding motion sensors for extra peace of mind.
- Secure Outdoor Furniture and Fencing
Make sure sheds, gates, fences, and garden furniture are secure to prevent wind damage. A quick check now can save a lot of trouble later.
- Protect Pipes
Lag any exposed pipework to prevent freezing and bursting in winter. For landlords, make sure tenants know how to locate the stopcock in case of emergency.
- Plan Ahead
Book tradespeople early for any larger repairs – schedules fill up quickly as winter approaches.
