At Robert Oulsnam and Company we have decades of experience in providing surveys and valuations of property and land for various purposes. We use the services of Ian R Matthews, a Fellow of the Royal Institute of Chartered Surveyors who has over 40 years’ experience valuing property. We can carry out surveys of rural and urban land and property anywhere in the West Midlands and in Worcestershire for the purposes of tax assessment, matrimonial issues, expert witness reports, or residential purchasing. Previously our Survey Department has been used by local government, private developers, and solicitors and law firms. Our surveys are carried out in compliance with RICS standards.

The Survey Department of Robert Oulsnam and Company has been established since the company opened and specialises in the survey and valuation of residential property in the West Midlands, Warwickshire and Worcestershire areas.

Surveys and Valuations are carried out mostly by our Consultant Surveyor, Ian R Matthews, FRICS Chartered Surveyor who has over 40 years post qualification experience.

The day to day running of the department is provided by Julie Kendall who has extensive experience in the property industry.

The department acts for a wide variety of clients both large and small and quality of service is guaranteed to each and every client.

The department acts for many Banks and Building Societies, property developers, Solicitors both large and small and of course we act for the public in the survey and valuation of residential property.

RICS Homebuyer Reports for the purchase of residential property

This report is a detailed yet concise report which focuses on matters which, in the Surveyors opinion, may affect the value of the property.
The report is in a standard format and there are sections which give the property condition ratings and each aspect of the property from the chimney to the foundations internally and externally. It advises on services, grounds and any issues for your legal advisors.
During the inspection the Surveyor will observe any property relates risks or hazards that will include defects which need replacing or repairing as well as issues which have existed for a long time and cannot reasonably be changed for may present a health or safety hazard.
The report also gives an opinion on also the market value of the property and the restatement costs at the time of the inspection.

Valuation for Matrimonial Purposes

Unfortunately we live in a world where divorce is common. The property is usually the most important asset in a marriage and the most strongly disputed. Our reports have to be unbiased with assured conclusion which is heavily relied upon in litigation proceedings. We carry out valuations as an Expert Witness for individuals or more commonly as a Joint Expert in accordance with the RICS Valuation Standards (The Red Book) to assist the Courts in their decision.

Valuation for Probate Purposes

The valuation of a deceased estate is an essential part of the probate procedure. The H M Customs & Revenue suggest that any valuation should be carried out by a Chartered Surveyor as they require an accurate assessment of its value. We provide an accurate and well researched opinion which, if challenged by HM Revenue and Customs, can be justified.

Valuation for Tax Purposes

Robert Oulsnam and Company provide specialist advice in taxation related valuations to property owners. With our experience we can give specialised valuation advice drawn from our well researched and extensive market knowledge from our nine offices. We provide reports for submission to the H M Revenue and Customs and also provide expert witness statements.

Boundary Disputes

We offer advice in boundary disputes whether it is for an individual or appointed as Joint Expert which includes exchange of communication between the two sides. The cost of disputes can be high if litigation is involved and we try, where possible, to arbitrate between the parties to resolve their differences in order to avoid further unnecessary expense.
