A short guide from Marketing to Completion...

Our Lettings Department can help landlords find the ideal tenant for their property and manage the rental property during the timespan of the letting. Our surveyors will provide an assessment of the rental value of the property before our staff set to work marketing the home or flat to find a good tenant. We use our extensive database of potential tenants as well as advertising in property papers and through internet portals. We will arrange viewings to be held with our representatives who possess excellent knowledge of local amenities and once we find a tenant, will carry out the necessary credit checks and referencing to prevent them subsequently defaulting on payments. Once settled in we can also handle maintenance and payments for landlords.

Getting Started...

Instructing us

After visiting your property and giving you a market appraisal of what rental level we can hope to achieve for your property, you have now instructed us. We would now prepare details in order to market the property in the best way.

An EPC would be prepared for which you have to pay in advance, photographs will be taken of your property and the property fully marketed. Your property would be matched against our extensive database of applicants and details emailed and text to applicants.

Step two...

Arranging viewings

Once marketing starts, we expect a lot of interest. We would ask you to complete a Management Questionnaire which would help us answer any questions that might assist us with letting your property. We employ numerous viewing representatives who will show any prospective tenant around your property. You will be given regular feedback from viewings carried out at your property.

Step three...

Tenancy application

Once a tenant is interested they will complete a Tenancy Application Form giving details of their employment, current address and bank details. We will discuss the tenant with you to see if you are happy to proceed before processing the application with a credit company who carry out various checks. We usually receive an answer from the company with 24 - 48 hours.

Step four...

Tenancy agreement

Once we have received confirmation of the tenant is acceptable, we would discuss a date for them to move into the property. This date would be agreed with both yourself and the tenant. We would arrange for a Landlords Gas Safety Certificate and an inventory if this has been requested.

Step five...

Moving in

We would prepare the Assured Shorthold Tenancy Agreement. The tenants are then asked to come into our office and sign the agreement. Robert Oulsnam & Company as your agents would countersign the agreement on your behalf. The tenant would pay the first month’s rent and a security deposit at this stage. We then hand over the keys for the property and a copy of the inventory (if one has been requested) for them to sign and return a copy to us once they have inspected the property.

Step six...

After moving in

We would write to the various utility companies giving them details of the new occupiers of your property. Accounts would then be set up in their names. Depending on which service you have chosen, we would either set up a standing order from the tenants account to yours for the rent to be paid monthly or via BACS into your account within 2 to 3 working days of us receiving the money. When considering which service to use, it is worth asking yourself how much time you have to deal with the management and whether it would be easier for you to leave it to us to deal with.
