Looking after blocks of flats, apartments and houses

Our Block Management Department are based in our main office in Barnt Green and handle administration and the management of blocks of flats and apartments. We can carry out block management across the West Midlands and Worcestershire. This can include rental collection, routine maintenance and more significant refurbishment and repair issues, any legal problems that may arise, and produce reports for the residents’ association. Robert Oulsnam and Company are members of the Association of Residential Managing Agents (ARMA) and various other organisations that regulate the property market and require the highest professional standards from their members.

The Block Management Department of Robert Oulsnam and Company provides bespoke management services for clients with blocks of flats or residential developments of homes.

We manage property right across Birmingham into Warwickshire and Worcestershire.

The Department arranges the collection of rents where appropriate (usually Ground Rent) and manages the upkeep of the grounds exterior and common parts of the building.

We will produce a budget for each development with sinking funds for the cyclical maintenance and then collect the service charge from the various owners. We will also carry out the necessary meetings with the owners to comply with the Housing Act.

We are members of RICS the Royal Institution of Chartered Surveyors and pride ourselves on the excellent customer service we provide.

In addition to block management we provide specialist services for Retirement and Extra Care Developments. This entails providing the appropriate staffing levels and the care for the occupants depending on the type of development.
