Updated list of top buy to let locations

In the latest "LendInvest buy to let report", 105 postcodes across the nation (England and Wales) have been ranked around four values and the results have been revealed.

Included in the criteria are "rental price growth", "transaction volumes", "capital value growth" and "rental yield".

The main findings revealed that "Luton is the location with the highest returns, Birmingham gives slightly higher returns than more fashionable Manchester; and that regional capitals Cambridge and Bristol are amongst the top 10 locations."

“It’d be so easy to look at the underlying data that tells us transaction volumes are down and make dire predictions about the health and wealth of the rental market. Instead, what our index proves once again is that looking at one metric in the housing market is never enough. One metric on its own can’t clearly define the performance of a city’s property market” claims Ian Boden, sales director at LendInvest.

There’s claimed to be a slowdown in transactions, having falls in some places this quarter for the top performing buy to let locations. However regardless of these dips and falls, other criteria’s such as rental yield, capital gains and rental price growth have presented strong performances and manage to outperform the competition.

There is a suggestion from the ‘buy to let index’ and ‘UK Finance’ that currently, a ‘buy, hold and re-mortgage’ motive is the best strategy whilst the property market goes through a possible slowdown.
