For most of us, our residential mortgage is the biggest financial arrangement we make, so it is a vital aspect of our life planning to try to get it right.
Whilst most estate agents provide financial advice, the type and quality of advice varies and it is important to be aware of the different levels of advice and service available.
Typically, if you go into any bank or building society, you will be offered a range of mortgages and insurance which are products of that institution only – they do not shop around for you, and also do not give advice. You have to choose from the range of deals offered. That’s fine if you trust your bank to offer better than any other provider and you are confident making your own choice without advice.
Alternatively, if you are buying through an estate agent, especially the large corporate chains, you will be pressed to use their in-house adviser. Most agents employ the advisers, so they actually represent the agent, not you. These advisers are normally representatives of one insurance company and are given a small panel of perhaps five or six lenders which they have to select from to arrange your mortgage. This only gives you a restricted view of the market and of course, they are only allowed to arrange insurance from one company. So – you are being advised by someone who works on behalf of the estate agent and only provides a limited choice.
