No place for amateur landlords
Recent reports have highlighted the need for landlords to seek professional services to market their homes. Agents are usually far more proactive in looking for new tenants and have far more facilities to find a tenant quickly.
One of the biggest failings of amateur landlords reports Kerry Parker, manager of Oulsnam Lettings is to reduce the rent when the property does not let.
Here at Robert Oulsnam we ensure a property is very extensively marketed in the first two weeks right across the internet, newspapers and our very own database of tenants. If a tenant is not found after two weeks we strongly recommend reducing the rent by around 10%. One months lost rent is a large proportion of the annual income. You cannot afford to have a property empty for several months because the rent is too high or the property is not properly marketed.
