Just a fifteen minute commute by train into Birmingham city centre, Stirchley has seen something of a revival in the last eighteen months. Property prices have been rising and the local area is beginning to transform, but why?
With excellent transport links into Birmingham via Bournville train station (which lies less than half a mile from Stirchley town centre) and access to the city via the Rea Valley cycle route, commuters are provided with alternatives to driving and paying inflated city centre parking charges whilst still enjoying the benefits of life close the UK’s second city.
Fundamental to these changes has been access to affordable housing. First-time buyers who have been priced out of the market in other parts of Birmingham are still able to compete in Stirchley. Professionals and families looking for two-bed terraced properties in the area can currently expect to pay in the region of £200k - £225k and those buying now are likely to see the value grow further as the area continues to improve. With demand for housing in the area mounting, prices have increased in excess of 10% over the last year alone.
Competition for housing is also intensifying, with the Oulsnam team in our Pershore Road office commonly seeing houses going through the sale process within seven days of going to market. A single new property may have 30 viewings in a day and, increasingly, more properties are achieving full asking price and beyond.
The area itself is also changing. A new landlord in one of the town’s main pubs has been responsible for creating a more upmarket feel, recreating what they have achieved in another of their establishments in nearby Moseley. Pop up breweries and shops have begun to appear in the town, selling more artisan produce. The community bakery ‘Loaf’ is working to bring a food revival about, all adding to the feel of Stirchley as an up and coming area.
