Our Block Management Department are based in our main office in Barnt Green and handle administration and the management of blocks of flats and apartments. We can carry out block management across the West Midlands and Worcestershire. This can include rental collection, routine maintenance and more significant refurbishment and repair issues, any legal problems that may arise, and produce reports for the residents’ association. Robert Oulsnam and Company are members of the Association of Residential Managing Agents (ARMA) and various other organisations that regulate the property market and require the highest professional standards from their members.
The Block Management Department of Robert Oulsnam and Company provides bespoke management services for clients with blocks of flats or residential developments of homes.
We manage property right across Birmingham into Warwickshire and Worcestershire.
The Department arranges the collection of rents where appropriate (usually Ground Rent) and manages the upkeep of the grounds exterior and common parts of the building.
We will produce a budget for each development with sinking funds for the cyclical maintenance and then collect the service charge from the various owners. We will also carry out the necessary meetings with the owners to comply with the Housing Act.
We are members of ARMA the Association of Residential Managing Agents as well as RICS the Royal Institution of Chartered Surveyors and pride ourselves on the excellent customer service we provide.
In addition to block management we provide specialist services for Retirement and Extra Care Developments. This entails providing the appropriate staffing levels and the care for the occupants depending on the type of development.

Robert Oulsnam and Company acts as managing agents for three retirement homes owned by the Michael Blanning Trust Housing Association. The Housing Association provides high-quality retirement homes in three locations: Blanning Court in Dorridge, near to Solihull, Michael Blanning Court in Balsall Common, and Bromford Park House and Michael Blanning House in Moseley in Birmingham. The homes are set in landscaped grounds and the apartments come as unfurnished, though with fully fitted kitchens. There is excellent security in place, communal areas and social activities including music events, coffee mornings, and evening meals, and a warden is employed to help residents.
Robert Oulsnam and Company are the sole Managing Agents for the Michael Blanning Trust Housing Association who provide high quality homes for retired people.
There are three developments in Dorridge, Moseley and Balsall Common. All of the homes offer comfort, independence and security for people over 58 years of age. Each development is situated in beautiful landscaped grounds with easy access to local amenities and public transport.
The unfurnished apartments vary in size from one to two bedrooms and all have a private entrance with door entry security system. Most have fully fitted kitchen with appliances. There is a communal lounge and kitchen area for use by residents along with laundry facilities.
There is a part time scheme manager at each development who will act as a ‘good neighbour when needed to help with shopping, arranging appointments etc., but we are unable to offer any nursing care. Also there are emergency pull cords throughout the apartments that provide 24 hour cover linked to a central control.
Each development also has a strong social focus and sense of community with the residents arranging coffee mornings, meals out, musical evenings, visits to local places of interest and theatre trips.
These properties are provided by the Michael Blanning Trust Housing Association whose purpose is to provide good quality accommodation for the elderly at a reasonable rent and in some cases hot water and heating is included. The tenants' ability to pay is not taken into account and Housing Benefit may be available for eligible residents
