Energy Performance Certificate

An Energy Performance Certificate has been included with the Home Information Pack since their inception.

From 1st October 2008 all lettings properties will require an EPC but other rules are different to HIPs. The EPC is required for all self contained rented properties whenever there is a new tenant. Once provided it is valid for 10 years however many times the property is let.

It is not required for existing tenancies but it must be provided as soon as the property is marketed.

A landlord who fails to provide an EPC may be fined up to £200 and they may not charge the tenant for the cost of the EPC.

Robert Oulsnam and Company have our own qualified EPC Surveyor and are able to provide EPCs to all our landlords although a charge will be made in advance.
