Home Information Packs (HIPs)
Since the end of 2007 all properties newly marketed are required to provide a Home Information
Pack which provides the following:
1. An energy performance certificate.
2. Details of title from the land registry.
3. Local authority, water and drainage searches.
All residential property is included with just a few exceptions which principally cover dual use properties (i.e. shops with flats) and mobile homes.
Other information on HIPs you may need to be aware of include –
a. Once a HIP has been provided there is no need to update it providing the property remains on the market.
b. Where a property is marketed with a HIP and then withdraws it may be remarketed using the same original HIP within 12 months of the date the HIP was provided.
c. From 1st January 2009 leasehold properties will need to provide additional comprehensive details of service charges and other information. Managing agents may charge for providing this information.
